I understand why people compare prices. Property is expensive. When you’re looking at quotes, it’s easy to think conveyancing is just paperwork and the cheapest option will do the job.

So let’s be straight about it. Cheap conveyancing in Melbourne is not a myth, and it is not a scam. You can genuinely get a purchase settled for around $900.

What you are buying at that price is a file being processed, and the clearest way we can put the gap is this: we do 20 things on a standard Victorian purchase, and a budget operator typically does about 11 of them.

The nine that go missing are not the paperwork. Paperwork is the easy part and everybody does it.

The nine are the steps where somebody must stop, look properly at your matter, and then ring you about it so you are informed, educated and can make the best decisions for you and your family.

Where the missing steps actually show up

They cluster into four places. None of them are visible on the day you pick a quote.

Your deposit. Under section 27 of the Sale of Land Act a vendor can have your deposit released before settlement, and if nobody objects in writing within 28 days, your silence counts as consent. We check the payout figures and tell you whether releasing it is safe. At the cheap end no objection gets lodged, so the vendor has your money while you still carry the risk.

Enquiries after your loan is approved. We run the full property enquiries once formal approval comes through. Skip that step and nothing looks wrong until after settlement, which is exactly when nothing can be done about it.

Title insurance. We explain what a Stewart Title policy does and does not cover, and order it if you want it. A budget quote usually does not mention that the option exists.

Everything after settlement. The settlement report your accountant will ask for, the notice to the owners corporation, the calls to the agent and your broker, and a phone call to you to say it is done. Cheap files close at settlement and you work out the rest yourself.

Why the volume model produces those gaps

Cheap conveyancers operate on volume. To keep fees low, they need to process a high number of files quickly.

That usually means:

  • Not ordering or properly reviewing all relevant certificates to save time and cost
  • Treating your matter like a transaction, not a relationship
  • Minimal or rushed contract reviews
  • Little to no time spent explaining risks to you
  • Communication pushed to email or text, not real conversations

On the surface, things may still get to settlement. But the real question is not “did it settle?” It’s “were you properly protected along the way?”

What a cheap conveyancing quote in Melbourne leaves out of the price

The other half of the gap is the bill you have not seen yet, and disbursements are where it hides.

Several Melbourne firms advertise a PEXA initiation fee of $159. PEXA’s actual published charge for a Victorian transfer with financial settlement is $146.30. A small mark-up on one line, but it tells you how the quote was built.

Urgency is the other one. A council land information certificate is $31.40, a statutory fee that is the same at every council in Victoria. The urgent rate is not statutory, each council sets its own, and at a council like Knox it is $80.40 for the next business day.

An owners corporation certificate is $166.42 over 6 to 10 business days and $299.71 in two, capped by Consumer Affairs Victoria. None of that is our money, but a file being processed with little care or organisation, rather than run proactively and with care, tends to hit the urgent rate, and you are the one who pays it.

At $600, nobody is going to ring you

This is the part that will not fit on a comparison table, and it is the part clients tell us about afterwards. Everything by email and text. No call, no explanation, nobody asking whether you understood what you signed.

That is not a slogan, it is a costing decision.

Explaining a Section 32 to someone on the phone until they genuinely understand it takes as long as it takes, and a $600 fee has no room in it for that. Neither does objecting to a deposit release, or reading owners corporation minutes instead of filing them.

The cheap price is being honest about what it contains.

The risks are in the detail, and that is where experience shows

The risks in property are rarely obvious. They sit in the detail.

That’s where experience matters.

  • Has a team with long-term experience, not short-term turnover
  • Has recognition or awards that show they stand out from their peers
