Why You Shouldn’t Use ChatGPT to Review Your Property Contract

I get why people are doing it.

You’ve got a Contract in front of you.  It’s long. It’s legal. It’s confusing.

So you think, “I’ll just run it through ChatGPT and see what it says.”

It feels quick. Easy. Cheap.

But here’s the truth, and I say this with genuine care.

Using ChatGPT to review a property contract is one of the riskiest shortcuts you can take in a transaction this important.

Not because the technology is bad, but because it doesn’t think like an experienced Conveyancer.

A Contract Review is not about summarising what’s written.

It’s about identifying what matters, what doesn’t, and what could cost you if it goes wrong.

That requires judgement.

When we review a Contract at Skilled Conveyancing, we’re not just reading clauses. We are applying filters built from over 113 years of combined experience in our team.

We’re asking questions like:

  • What risk does this clause create if things don’t go to plan?
  • What is missing that should be here?
  • Is this wording actually enforceable in practice?
  • How does this interact with the Section 32 disclosures?
  • What happens if finance is delayed or declined?

These aren’t questions you type into a prompt.

They come from seeing how deals play out in the real world.

ChatGPT can explain what a clause says. It cannot reliably tell you how it behaves when tested under pressure.

  • It doesn’t know your situation.
  • It doesn’t understand your risk tolerance.
  • And it doesn’t carry responsibility if something goes wrong.

That last part matters more than most people realise.

When you engage a Conveyancer, you’re not just getting information.

You’re getting accountability.

At Skilled Conveyancing, you are getting someone who will:

  • Identify issues you didn’t know existed
  • Explain them in plain English
  • Recommend what to do next, and
  • Stand behind that advice

We’ve seen Contracts where everything “looked fine” at a glance, but one clause or one missing condition completely changed the outcome for the buyer.

That’s the difference between information and experience.

Technology is a great tool. We use it ourselves.

But it is not a replacement for professional judgement when legal risk is involved.

Buying property is one of the biggest financial decisions you will make.

It deserves more than a quick answer.

It deserves someone who knows what to look for before you sign, not after.

If you have a Contract and are thinking about running it through ChatGPT, pause for a moment.

Then ask yourself a better question.

“Do I want information… or do I want certainty?”

If certainty is your answer, then do yourself and your family a favour and contact Skilled Conveyancing today on 03 9729 3512 or email us
